- Market the Property on all the major portals and social media platforms.
- Show Applicants around the property between 9am - 5.30pm.
- Undertake referencing on all applicants through our external referencing agency Goodlord. You will be provided with a referencing report for each applicant.
- Draw up the tenancy agreement and have it signed by all parties.
- Collect and protect deposit.
- Provide the tenant with all relevant documentation.
- Collect monthly rental income and forward on payments with detailed rental statements.
- Weekly property inspection during any vacant periods.
- Quarterly property inspections with a property report sent to you. With images of all rooms and maintenance.
- Contact utility companies, providing all parties with meter readings.
- Deal with maintenance issues with the property and report any issues.
- Collate quotes for works, organise any workman and liaise with all parties involved.
- Carry out the final inspection.
- Provide you with legislation updates to ensure we are always managing a legal tenancy.
- Should it be necessary, the drawing up and serving of any notices to include eviction and rent increase.
